The U.S. real estate technology company we are hiring for does not yet have a dedicated property accountant utility billing Philippines team. You will build it. You will be the first person in this function, trained directly on their AI-powered platform, working alongside their core team in the United States, and setting the standard for how their real estate accounting Philippine team runs from Day 1.

Ideal Candidate Profile
We are specifically looking for property accountant candidates with a background in utility billing accountant work, accounts payable property management, or invoice auditing for U.S. real estate clients. Experience with RealPage billing specialist workflows, Yardi, or Entrata is a strong advantage. If you have done real estate accounting Philippines-side work and want to do it for a U.S. proptech client, youโre in the right place.

Their AI-powered platform handles invoice ingestion, RUBS compliance, anomaly detection, and account management for property portfolios across the United States. As part of their real estate back-office outsourcing strategy, they are scaling quickly and building their offshore operations capability now.
What Does a Property Accountant (Utility Billing) Do?
This is a cross-functional property management accounting role. Acting as a utility billing accountant, you will own three interconnected functions that form the operational backbone of how the platform serves its property management clients.

What You Will Do
Invoice Review and Resident Billing | 50% of your time
- Review and audit utility invoices against property management ledger data: account numbers, service periods, usage figures, and charge line items.
- Review prebill reports before resident statement generation. Flag exceptions, make or recommend corrections, and clear the queue before billing output.
- As RUBS allocation specialist, confirm that allocated charges map correctly to unit occupancy, square footage, and applicable allocation methodology.
- Identify anomalies such as unusual spikes, zero-usage units, and mismatched billing periods before they reach the resident statement.
- Route exception items through the correct queue with documented root cause and recommended resolution. Daily accuracy standard: 99%+.
Utility Account Transitions | 30% of your time
- Coordinate service starts, stops, and transfers with U.S. utility providers when residents move in or out of managed properties.
- Manage vacant unit utility coverage between tenancies to prevent billing gaps and cost leakage.
- Own the open transfer queue. Track every item to confirmed completion. Target: 95% SLA compliance.
Property Manager Support | 20% of your time
- Handle Tier 1 inbound support from property manager clients on billing questions, RUBS allocation queries, exception explanations, and platform usage.
- Escalate Tier 2 issues to the clientโs internal team with complete context documentation.
- Contribute to knowledge base articles based on recurring support patterns. Target: 4-hour first response, 4.5/5.0 CSAT.
What We Are Looking For
Required (you need all of these):
- 4+ years as a property accountant utility billing Philippines-based or offshore, handling accounts payable property management, invoice review, or real estate accounting Philippines-side operations for U.S. clients. Background at a firm serving real estate owners or managers.
- Hands-on experience with at least one named platform: Yardi accounting specialist experience, or proficiency in RealPage billing specialist workflows, Conservice, Zego, Entrata ResidentUtility, Banyan, or Arcadia.
- Direct experience with invoice review or prebill auditing: you have reviewed invoices for billing accuracy before statements went to residents.
- Working knowledge of RUBS methodology: you understand how charges are allocated across units and what causes a calculation to be wrong.
- Strong written and verbal English for U.S. property manager communication and utility provider coordination.
- Accuracy discipline in a high-volume, queue-based environment. You manage your queue without being managed.
Preferred (these make you a stronger candidate):
- Experience in property accountant utility billing Philippines roles at a real estate firm, BPO, or US client accounting jobs Philippines-side operation โ specifically supporting U.S. property portfolios.
- Yardi accounting specialist proficiency (Voyager, Genesis2) or experience in RealPage billing specialist workflows, AppFolio, or Entrata as accounting and property management platforms.
- Background at Conservice, MRI Software, Zego, or Banyan/Anchor Utility.
- Exposure to AI-assisted or automated invoice processing platforms where human review supplements automation.
